Discussion by the Chatham County Board of Commissioners to amend Section 10.13, Table of Permitted Uses, of the Zoning Ordinance to revise multiple uses in the Light and Heavy Industrial zoning district that are currently permitted by right to conditional use permits.
Introduction & Background:
The Commissioners have an interest in revising the Zoning Ordinance to change the status of certain industrial uses from permitted to conditional use permits.
Discussion & Analysis:
There is approximately 2,700 acres of property in the Moncure area under consideration to become a certified site through the NC Certified Sites program. Part of the certification requires that zoning be in place for industries that might consider locating on the property. General use industrial zoning would likely be the most appropriate classification based on the certification process. Some Commissioners have expressed concern about the types of uses in the industrial districts that could be allowed “by right”. The Board discussed revisions to the table of permitted uses for industrial uses.
Recommendation:
Discuss the revisions the table of uses and schedule a public hearing.
