TITLE

Vote on a request to approve the use of Design/Build as a form of delivery method for County construction projects.

 

ABSTRACT

 

Action Requested: Vote on a request to approve the use of Design/Build as a form of delivery method for County construction projects.

 

Introduction & Background: Chatham County has traditionally only used the Hard Bid and Construction Manager at Risk contract methods for the construction projects performed on behalf of the County.  This request is to include the Design/Build method as an option for future projects.

Discussion & Analysis: The Design/Build delivery method involves the County using the Request for Qualifications process to select a General Contractor that will then employ a design firm for the development and design of the project and then carry out the bidding and construction of the complete project. Design/Build is similar to the Construction Manager at Risk method in the selection process. but leaves only the General Contractor to be managed by the County instead of the General Contractor and Design firm. This method is widely used in smaller to mid-range projects and is advantageous in renovations and build-outs where constructability is key.

 

How does this relate to the Comprehensive Plan:  Demonstrate sound fiscal stewardship.

 

Budgetary Impact:  This request relates to a process and has no specific budgetary impact.

 

Recommendation: Approve the use of Design/Build as a form of delivery method for County construction projects.
