Title

Vote to approve the Lease of county-owned property located at 964 East Street, Pittsboro (also known as the Performance Building) and 320 South Chatham Street, Siler City, to FirstHealth of the Carolinas for EMS Station and authorize the County Manager to execute the lease.

Abstact

Introduction & Background:

The permitted use of both premises is limited to: emergency medical services and those uses incidental thereto under the FirstHealth contract.

Discussion & Analysis:

The County intends to lease Suite 103, at the Performance Building location, (approximately 4,580 square feet) and approximately 2,200 square feet at the Siler City location to FirstHealth for a term of one (1) year, and provided all installments of rental theretofore due have been paid, and all other conditions of the lease have been properly complied with by FirstHealth, FirstHealth, may at its option extend each lease for up to five (5) additional term(s) of one (1) year(s) each (each an “Extended Term”)  by giving the county written notice of its intent to extend not later than thirty (30) days prior to the expiration of the initial term, or of the then existing extension term.

The Lease of Suite 103 of the Performance Building site was in place prior to the county’s purchase of the building. FirstHealth will continue to pay the County an annual rent of $50,940 in monthly installments of $4,245 each. The leased premises shall be used for the sole purpose of operating EMS.

The Siler City property will be leased to FirstHealth for $1 per year, which is additional consideration for the services FirstHealth will provide under its contract with the county.  The Siler City leased premises shall be used for the sole purpose of operating EMS.

Both leases will automatically terminate on the date the contract for emergency medical services between the county and FirstHealth terminates.
